Walsh Homes for Sale in Fort Worth, TX
Walsh is not your typical master-planned community. Located on the western edge of Fort Worth near Aledo and approximately 12 minutes from downtown Fort Worth, Walsh is a massive 7,200+ acre development designed to eventually become home to more than 15,000 families and nearly 50,000 residents. What was once the historic Walsh Ranch is gradually becoming one of the most significant residential and mixed-use developments in North Texas.
Today, Walsh offers everything from townhomes and smaller single-family homes to larger luxury and custom homes, with current prices ranging from the $400s into the millions. But the homes are only part of what makes Walsh unusual. Residents have access to an extensive collection of private amenities, parks and trails, Aledo ISD schools, high-speed internet, community programming and recreational facilities—all while remaining within the Fort Worth city limits and convenient to I-20 and I-30.
And Walsh is still relatively early in its story. The University of Texas at Arlington is now constructing UTA West within the Walsh Ranch development, with the first students expected in fall 2028 and long-range plans to serve more than 10,000 students.
More Than Just Another Master-Planned Community
One of the biggest differences between Walsh and many newer North Texas communities is the sheer scale of the plan.
The original Walsh Ranch master concept was approved by the Fort Worth City Council in 2000 and includes residential neighborhoods, town centers, mixed-use areas, commercial development and substantial preserved open space. At full buildout, approximately 2,300 acres are planned as open space, with more than 32 miles of hike-and-bike trails connecting neighborhoods, parks and amenities.
That scale also creates an unusually broad selection of housing. Walsh currently offers homes ranging from approximately 1,500 to more than 5,000 square feet, with homesites ranging from compact low-maintenance lots to approximately half-acre custom-home sites.
For buyers, that means Walsh isn't limited to one particular stage of life or price point. You can find townhomes and smaller homes, traditional single-family new construction, larger move-up homes, and luxury/custom properties within the same master-planned community.
Walsh Amenities: This Is Where the Community Gets Interesting
Calling the amenities at Walsh “resort-style” really doesn't explain them.
At the center of the community is Walsh Village, which serves as a recreational and social hub for residents.
The Walsh Athletic Club is a 10,000-square-foot fitness facility with cardio equipment, free weights, strength equipment and a separate movement studio. Outside are a six-lane Junior Olympic lap pool, a separate family resort pool with beach entry, water slides, cabanas, shade structures, a swim-up island and a shaded children's pool. Walsh also has basketball, tennis, sand volleyball and other outdoor recreation.
And this isn't simply a pool that sits empty most of the year. Walsh has organized resident programming and its own Walsh Swim Team, with the Junior Olympic pool designed to accommodate both recreational swimming and competitive meets.
Beyond the Athletic Club, Walsh residents can enjoy parks, playgrounds, gardens and a greenhouse, fire pits, dog parks, fishing at a four-acre lagoon, additional lake amenities and miles of trails throughout the development.
Walsh Makerspace
One of our favorite—and certainly one of the more unusual—amenities is the Walsh Makerspace.
Instead of another generic clubhouse, Walsh built an actual workshop and creative space containing woodworking equipment, a CNC router, laser cutters, 3D printers, robotics equipment, sewing equipment, vinyl cutters, a T-shirt press, electronics and kid-oriented invention equipment. Classes and programming are offered throughout the year.
It's the kind of amenity that demonstrates how differently Walsh has approached community development.
Internet, Front-Yard Maintenance & Everyday Convenience
Every Walsh home receives 2-gigabit internet connectivity, and HOA services include front-yard maintenance along with access to the community amenities.
Walsh Village also includes the Village Market, a modern neighborhood general store with everyday necessities and a 24-hour fueling station.
Taken together, these features make Walsh feel considerably more like a small town being built from scratch than a conventional subdivision.
Aledo ISD & Schools in Walsh
Although Walsh is located on the western edge of Fort Worth, the residential community is served by Aledo Independent School District.
Walsh Elementary School is located directly within the community, while intermediate, middle and high-school campuses serving Walsh are nearby. Buyers should always independently verify current attendance zones for a particular property because boundaries and campus assignments can change.
Education is also about to become a much larger part of the Walsh story.
UTA West Is Coming to Walsh
The University of Texas at Arlington is developing UTA West, a new 51-acre university campus inside the Walsh Ranch development near the I-20/I-30 interchange.
And this is no longer just a proposed future project.
Construction is underway.
UTA reported in May 2026 that foundational construction, parking infrastructure and entry signage were underway as the university works toward welcoming its first class in fall 2028. The initial campus is planned to serve approximately 1,000 students, with a multi-year expansion eventually designed to accommodate more than 10,000 students.
For current and prospective Walsh homeowners, the significance extends beyond simply having a university nearby. UTA describes the campus as an academic and research center intended to support workforce development and the continued growth of western Fort Worth and Parker County.
Walsh Sits in the Middle of a Major West Fort Worth Growth Corridor
Location may ultimately be one of Walsh's greatest advantages.
Walsh sits near the convergence of I-20 and I-30, creating convenient access east toward Fort Worth while placing residents near Aledo, Willow Park, Weatherford and the rapidly growing Parker County corridor.
Fort Worth itself has now established a 7,191-acre Walsh Ranch Tax Increment Financing district, reflecting the enormous amount of infrastructure and future development contemplated for the area.
And Walsh isn't growing in isolation.
Nearby, the 914-acre Bluejack Ranch development is bringing a new private residential club and Tiger Woods/TGR Design championship golf course to the Aledo area. While Bluejack Ranch is not part of Walsh and its golf course is not a Walsh amenity, its development is another significant investment occurring in this rapidly changing west Fort Worth/Parker County corridor.
Understanding the Walsh HOA and PID
This section is important because the purchase price isn't the entire cost of owning a home in Walsh.
Walsh HOA assessments help fund access to the community amenities and programming, front-yard maintenance and 2-gigabit internet. HOA assessments vary depending on the type of property, so buyers should verify the current assessment for the particular home they're considering.
Walsh properties can also be subject to Fort Worth Public Improvement District No. 16 (Walsh Ranch/Quail Valley).
The PID was established to support major public infrastructure within Walsh, including streets, drainage, utilities and parks. The City of Fort Worth explains that these improvements are funded through per-parcel assessments that may be paid in full, partially, or through annual installments.
This is something we think Walsh buyers should understand before comparing homes solely on sales price.
